How does the buying process look like in Italy?The first thing is finding the property that you would like to purchase. Once you found one with your real estate agent, you make an offer to the seller by a signed written agreement together with a deposit. Afterwards, the transfer of ownership is registered by an Italian notary. The purchase process takes about 2-3 months without a loan and about 4 months with a bank loan.

Are there listing and seller’s agents in Italy?This distinction does not exist in Italy. The profession of real estate agent (agente di affari in mediazione) is regulated by law. To be a real estate agent various requirements must be met and the agent must be registered in the Chamber of Commerce (REA). The position of a real estate agent is being an intermediary between the seller and buyer for the conclusion of the contract.

What are the costs of buying a property in ItalyNotary – about 1-2% of the purchase price. Real Estate Agent Fee: In Italy the commission (3%+VAT) is paid by both the seller and the buyer. This is due upon conclusion of the contract. Preliminary contract (registrationfee) – around € 380. Translator at the notary. Required when not being fluent in Italian to comprehend legal documents. About €300 – €400 or more, depending on the notary.
